GHC investment holdings is the ownership and investment division of GHC Housing Partners and has been focused on investing in and owning affordable housing since 1993.

GHC Investment Holdings focuses on acquiring, owning and managing affordable housing properties throughout the United States. With a long-term view and a focus on preservation, GHC Investment Holdings specializes in acquiring and owning rental housing with project-based Section 8 contracts, low-income housing tax credits and affordability rent restrictions.

GHC Investment Holdings and its affiliated entities are among the country’s largest owners and managers of HUD-subsidized housing. GHC Investment Holdings has very deep lending relationships, a strong balance sheet and its own private equity division, which enables advantages when acquiring assets and developing properties.

In addition to traditional acquisitions, GHC Investment Holdings has significant expertise in acquiring assets with high regulatory barriers, including Section 202 and 236 deals, as well as general partner interests in tax credit properties.

Based in the city of Los Angeles, CA, and with an office in Manhattan, GHC Investment Holdings continues to expand its portfolio of rental housing with an emphasis on portfolio acquisitions, the acquisition of general partner interests and multifamily properties with project-based Section 8 contracts.

GHC development specializes in the development of affordable housing properties using tax-exempt bonds and low-income housing tax credits.

Having completed the recapitalization and substantial renovation of more
than 11,000 units using bonds and tax
credits as sources of debt and equity, GHC Development utilizes top design and construction methods to create comfortable and high-quality living environments for its residents.

GHC Development’s team is comprised of leaders and partners of non-profit and for profit development companies. Team members are experienced in the use of
multiple sources of financing and oversight of complex renovation plans, executed with residents remaining at
the property.

Since 2003, GHC Development has completed the renovation of 100+ properties, including a portfolio of properties that was financed with the largest housing bond issuance in the history of the state of Ohio.

OUR HISTORY

The Change Reaction was founded in 2019, by Los Angeles residents Greg and Jodi Perlman to provide emergency gifts to hardworking Angelenos in Los Angeles. After years of being involved in philanthropy through large charitable gifts to organizations, the Perlmans realized that the most fulfilling form of giving was when gifts would go directly to the beneficiary as they were able to see the impact of their gift. Once they discovered that the key portion to their giving was empowering the most trusted people in our communities - social workers, teachers, nurses, and faith leaders - they were able to scale their giving into what is now one of the largest direct giving platforms in the city.
